Buy to Let Surveys in Cheshire

Landlords: Protect your investment and meet your legal duties
Our unique Buy to Let Survey is equivalent to the RICS Home Survey Level 2 and combines a report on the condition of the property with a review of the hazard profiles identified under the Housing Health and Safety Rating System. While we do not do a full HHSRS assessment, our report considers those matters which will impact on the health, safety and well-being of the tenant.
The Homes (Fitness for Human Habitation) Act 2018 requires landlords to ensure that their properties are fit for human habitation at the beginning of the tenancy and throughout.
Our Buy to Let Survey helps you comply with your duty while looking after your investment.
Benefits:
- Thorough inspection of the property
- Bespoke DASH (Decent and Safe Homes) Report gives tenants confidence in your care and concern for their well-being
- Protecting your investment with clear condition and maintenance advice
- Demonstrates responsible and caring property management
- Helping you mitigate responsibility under the Homes Act
Frequently Asked Questions
Why not just choose the standard Home Buyer Survey?
Our Buy to Let Survey has been created to meet the requirements of landlords. Its dual approach reports on the condition of the property, and hence your investment, as well as potential hazards that could affect tenants and leave you at risk of an enforcement notice or, worse, a fine. No other survey product satisfies those two requirements.
Landlords’ margins are already tight – why spend more money on a survey?
- You’ve made a big investment in your property, so protecting it by managing maintenance and repair issues is key to maintaining its value.
- Failures to address health and safety matters affecting tenants can put you at risk of a fine.
- Peace of mind, knowing you’re protecting your investment and your tenants, is worth more than just money.
What if the property is already tenanted?
A Buy to Let Survey can still be carried out if the property is already occupied. While access may be limited in some areas, the surveyor will assess as much of the property as possible and highlight any visible risks or maintenance issues that may impact tenant safety or the long term condition of your investment.
